Importance of having your buyer cross qualified

Not having their buyer properly cross qualified.

Not having your buyer properly cross qualified can end up with a loan not closing. That can be very frustrating after being in escrow for 60 days and now have to start over.

What makes me different than a lot of other realtors is that I am also a Direct Lender. I know all the ins and outs of what make a loan close and many of the pit falls that can make a loan fall apart.

Example: Did you know that just because a buyer has a high credit score and a pre-approval letter from their lender, that does not guarantee their loan will close? There could be undisclosed tax debt that is not on the credit report, or student loans that are not fully amortized.

There are many reasons like this that can make a loan go south and I am familiar with many of them. I can make sure before entering into a contract that these things will not derail the deal.

By the same token I can save deals by knowing the different loan programs that fit different borrowers.

Example: When a buyer exceeds their debt to income max of 45%, this could be a reason to have a loan denied. Did you know that there are programs out there that can go up to 55%?

I also have access to programs that could give buyers money for closing cost or down payment assistance if needed. Knowing these things will make your property more attractive to buyers.

I have saved many deals just by being a lender and being familiar with lending guidelines and the different programs that exist.
